Stamp Duty Calculation formula:

(Super Area * Max (BSP in PSM or Circle Rate PSM) – (Floor Discount) + (No. of open parking * 150000) + (No. of covered parking * 300000) + (up to 15% luxury surcharge) ) * 5%

Important things to note about Stamp Duty in Noida

At a broader level, the stamp duty is approximately 5% of the apartment value. However, there are few smaller charges that play a role.

  • Booking Price or Sector’s Circle Rate, whichever is higher is taken into consideration for the calculation of stamp duty.
  • A surcharge of maximum 15% is added to the consideration value of the apartment complex which has facilities like Gym, Club, Swimming Pool. As most of the societies qualify under this requirement, we have added 15% surcharge while calculating the stamp value.
  • Covered Car Parking is fixed at minimum 3,00,000/-. If builder charges more than 3L for car parking, actual value (more than 3L) will be considered.
  • Open Car Parking is fixed at 1,50,000/-  If builder charges more than 1.5L for car parking, actual value (more than 3L) will be considered.
  • Starting from the 4th floor, a discount of 2% is applied on every floor till 12th Floor. From 13th Floor onwards, the discount is flat 20%.
  • A discount of 10000/- is given for Female only allottees.

    my flat bsp is higher than the circle rate – will the discount be applicable for my flat – it is 17th floor in sec 76 – group housing flat/.

    also while calculating the builder is adding the cost of additional power back as well -will the power backup also attract the stamp duty?

    my flat bsp is higher than the circle rate (circle rate as informed @46000/sqmt (apporx 4276/sqft ) and i bought it @ 4750/sqft) – will the discount be applicable for my flat – it is 17th floor in sec 76 – group housing flat/.

    Mr. Verma,

    Your stamp duty will be calculated at BSP and not circle rate.

    The discount will still be applicable.

    Builder is wrong in including the power backup charges in the calculation of stamp duty. It is only applicable on basic sale price. For all other facilities max 15% is charged separately while calculating (5% for each service and upto 15% max)

    Hi,
    I have purchased a flat from a seller (Not builder, its the endorsement) in sec-76 @4358/- per sqft including everything, while circle rate is @3716.12/- per sqft.
    My purchase rate includes everything like open car parking and corner flat, park facing charges.
    Should i exclude all these while considering basic sale price?

    As the agreement is endorsed, you will calculate stamp duty at circle rate and it will be calculated based on the super area and car parking charges.

    Hi,
    5714 psf is the buying price (includes car parking and everything else).
    It is a transfer case and relevant circle rate is 5235.
    Now we have to register the property, please suggest what should be the bsp for calculation of the stamp duty.

    Hi,
    Builder is saying that Registry will happen on whichever price is higher.
    Can you tell me who is the verifying authority to calculate Registry Amount?

    Also, if it happens on my purchase rate(which includes car parking also), then on Calculating Registry amount, will i also need to add Additional 1.5L for car parking, which is actually already added in my purchase rate.?

    Builder is right in saying that it will be on whichever is higher.

    You can verify this from DM office or registrar office.

    Car parking registry is minimum 3L or actual price if it’s higher. Not sure how your payment plan is structured and but car parking will be 3L minimum.

    Ask builder for Basic Sale Price.

    2020 calculations are

    5% on registry amount or stamp duty + 1% registry charges + 800 Office fees +2000-3000 extra cost + 8000-10000 Deed writer’s cost .

    Presently Transfer Memorandum charger is 4750 per Sq.mtr extra and before registry

    calculate the TM & registry amount before purchasing.
